June 2011 Board Meeting Post

Refinancing

A director/member of the refinancing committee reported the refinancing is on track to close in Week 3 August (4.3%, 8 year conventional loan with Arbor should save cooperative $250,000 - $3000,000). It was noted this will end all HUD involvement with the cooperative.

Standards & Inspection

The board voted unanimously to approve a new Standards & Inspection Policy. The 25-page document will be printed and distributed to all shareowners.

Maintenance Update

Property Manager reported the 100 Block roofing is ahead of schedule and will come in under budget. However, the 500 Block repairs are significantly worse than estimated and are expected to more than wipe out the roofing savings.

Pool 'No Smoking' Request

A member requested the pool be made a 'No Smoking' area, particularly as it relates to second hand smoke and children's health. The president said the idea will be considered but did not open the idea for discussion or schedule it as new business for the next board meeting.

Lest anyone think losing HUD oversight is not a bid deal and serious problem, remember the mess the board got us into when they did not manage Hallkeen problem. They left us over $100K in debt and dangerously depleted our reserves, so badly that the board hit us with a $100 a month increase were are still paying to this day.

SO be scared. Very scared.

They can't even get the meeting minutes done on time.

time for a new treasurer as well as president

that is truly scary

Notice how they did not release any info on the mortgage rates? Sure sign they're not taking the low bidder. They go with the low bidder on maintenance and appliances, but not where it will save us bigger money long-term

When the the board voted to approve a new Standards & Inspection Policy they originally wanted to send only a condensed version of it to members, citing the cost of printing 204 copies of a 25 page policy. All the members at the meeting objected to sending just a synopsis because this policy is so important.

One member suggested sending it electronically but her empress ignored the suggestion. It was like, "Well, screw you all then. If you don't want an abbreviated version then we're go ahead and waste a lot of your money."

At the annual meeting 2011, the treasures report stated that we didn't need to refinance that we are doing "just find with HUD". WHY the sudden change then are we getting rid of HUD????? These BOD'S are destroying Nassau Gardens!!!!

The president's last newsletter praised what a great job was done on the new 500 block hallways updating. What she did not mention was the work stopped for a couple of weeks. The contractor told me that was because the coop fired the contractor originally hired to do the work.

sounds like even more of a cost overrun

Anonymous said...

she continues to misrepresent the facts. she needs to go

Contractor did a lousy job laying out the new tiles. They are not centered, so the border tiles are different sizes and shapes. Looks cheap and amateurish.

Anonymous said...

I think they spent a reasonable amount of money on buying a decent quality tile, but then messed it up as usual with incompetent labor and coop supervision

her vision problems are more serious than first thought

Looks like the 500 Block hallways are not done, even though they said the work was completed 2 months ago. Maintenance was supposed to come yesterday and check/repair thresholds. They didn't come.

Lawn mower company didn't come this week. Weeds are about a foot tall. Embarrassing for friends coming to my cookout.

Did you read in the Standards & Inspection policy that wall2wall carpeting is now prohibited for 2nd floor units!

They are the ones that need it because us 1st floor dwellers hear every #$#%^@ step they take otherwise. Area rugs are not the solution because they do not cover the hall and other walk patterns

Hey committee and board: you're now making us pay to resand the floors when we move. That and some putty will take care of the tackless strip marks.

Change this STUPID policy or no one will want to live on the first floor!!!!!!!!!!!!!!!!

Management made me take down a pretty bird feeder my daughter in law gave me for my birthday

Said they were not allowed

But why didn't he make everyone at the 200 block take theirs down?

Oh, I forgot, that's the Golden Block

The Golden Block, that's a good one. (sarcasm dripping) Explains why the 200 block replaced their courtyard trees ($1K per pop) while the 100 block still has none.
