October 2011 Board Meeting Post

Meeting Minutes
The September minutes were approved. May and June minutes, however, still have not been done and distributed (see last month's post).

Hallways
The Building & Grounds Committee chair again raised the question of cleaning the hallways' high ceilings and windows. The Property Manager said "it's not realistic for maintenance staff to handle it" and will get prices for an outside vendor to clear the cobwebs, etc. and clean the windows.

Financials
Treasurer reported end of fiscal 2011 budget was completed September 30 with Cooperative in excellent financial shape ($74,000 in the black) and the refinancing paperwork complete. Just three areas came in over budget:
  1. real estate taxes ($7,000);
  2. legal expenses ($15,700) due to 'member issues'; and
  3. grounds ($10,900) due to tree pruning and paying the October bill in September by mistake. A Board member questioned the pruning cost overrun noting the Board is supposed to approve such additional expenditures; the president accepted responsibility.
Energy Rebates
Property manager reported the Cooperative is looking into possible rebates for water heaters and attic insulation.

Function Hall Rental
The president asked for the board's and membership's feelings about renting the function on the anniversary of September 11. A hand vote was taken and by a 16-7 vote it was decided to continue to rent it out that date if requested.

Open Floor
In response to a member question, the property manager said the front end loader was purchased for $11,500 from the previous grounds vendor.

Thirteen shareowners attended.

A member asked if the coop had plans regarding replacing windows, because the pm said some kitchen windows were done for the 500 block project this year and he was getting some prices for the 200 block next year. The pm and president answered that they were replacing the ones that "were falling out" but there is no plan in the CNA or budget for windows.

My kitchen window isn't great but the sliders and bedrooms windows are worse. When it is windy i can sit and watch the drapes wave in the wind -- WITH THE WINDOWS SHUT!

Windows are very expensive these days; I just put a few in my parents home and they were over a grand apiece before installation for simple double hung windows, not sliders or double sized like the bedrooms.

We may be in good financial shape right now but replacing the windows will empty the coffers. Huge bucks, all unbudgeted!

Another thing that came out of the meeting was that the utility rooms were not inspected. The president said they were all too busy to get to it this summer so it will have to wait until next year. My question is how much time does it take to walk around and look at six rooms? That's no excuse - they can't bet THAT busy they can't find two hours for an annual maintenance requirement.

You're RIGHT about the windows. Huge bucks and they don't have a plan or clue. And what about Bahama Drive? That hasn't *ever* been repaved, the only street in town with 200 homes that's never been redone. That's major dollars too, also unbudgeted and unplanned.

I hope when they get the new windows we'll be able to take them apart to clean them. I'm on a fixed income and can't afford to hire a company to do mine and they are FILTHY!!!!

not to mention embarrassing when company comes.

Replacing windows and repaving Bahama Drive will easy be over $1 million. And that's without repaving the courtyards.

Get ready for a monthly hike despite refinancing.

My sister just refinanced her house, for the third time, and saves $300 a month on her mortgage. We refinance for the first time in a decade, save $0 and are told to be thankful they aren't increasing our monthly fee. What is wrong with that picture?

Re: Get ready for a monthly hike despite refinancing.

Get ready for a whopper! Remember when they whacked us $100 each per month after firing Halkeen? It was supposed to be a one time charge until we paid off the debt, but they never rescinded it. All us are still paying that extra $100 every month.

$1,200 per year per member x 204 units = about $250,000 per year x 10 years = $2,500,000 and the president repeatedly says she has not received a single complaint.

Bullcrap lady -- read this!!!!!!!

with energy costs spiking, board should be making new windows a priority

duh is the property manager getting energy efficiency rebates for the new windows as well as insulation and water heaters? would help a lot with heating costs

Herr O'Conner again announced he was limiting any speaker to three minutes.

think he doesn't want the meetings to last more than just 30 minutes

Anonymous said...

either that or he is refusing to be asked anything important

Hmm... our president is too busy to inspect the utility room

too busy to get last spring's minutes out

too busy to get the other board members a copy of this months agenda until moments before this weeks meeting, so they could not prepare for the meeting

TOO BUSY DOING WHAT? TIME FOR A CHANGE!!!!!!!!!!!!!!!!

I agree she should step down.

Along with her poor performance and covering for her son to live here illegally, her eyesight is really bad. I'm sorry about that, but it's only a matter of time until she makes a serious mistake with a contract or other document because she cannot read.

I think that all of the complainers on this blog need to join a committee and get involved instead of just comlaining about how things are managed here at our cooperative.

She won't create any committees about the true issues here, and any committees she does create she stacks with her cronies to control any votes and recommendations. Have you seen her committees? Have you gone to any board meetings? Might as well hold them at the senior center.

I've noticed several posts about "the complainers". It is notable those posts are all about the complainers and not the actual complaints. There's not one post anywhere on this blog denying a complaint or problem.

That tells us they recognize the complaints are all valid and they are trying to create a smokescreen by attacking the posters instead or admitting to and dealing with an issues.

Typical

If you people are unhappy with the way this place is run, then run for the board. We really could use some fresh faces up there. Get out the old and put in the new. So stop your bitchen and do something about it. Send out a letter to all shareholders that you want to run for B.O.D with all your issues and there shouldn't be a problem gettin on. Seems everyone feels the same way so just do it. If you are new here go around and start introducing yourself to neighbors to get there vote. I'll vote for you.
